Since launching our a la carte realty services, or flat fee, website this summer I’ve had a handful of people ask me what set’s us apart from Property Guys and ComFree.

Land Transfer Tax and the First Time Buyer

Land Transfer Tax and the First Time Buyer

I have recently encountered a few misconceptions about the Land Transfer Tax and how it affects the first time home buyer.

Often the thought is that when you are purchasing your first home, you are exempt from having to pay any land transfer tax.  This assumption can often shock first time buyers when final closing comes around and you’ve got a substantial Land Transfer tax bill to pay.

Before you panic, don’t worry, first time buyers are eligible for some hefty rebates which can prove to be of impact on your purchase price and closing costs budget.  The maximum rebate in Ontario for the Provincial Land Transfer Tax is $2000.

Let’s look at some numbers to see how far that rebate can take you:

Purchase Price: $150,000

Provincial LTT: $1225

_________________________________

Purchase Price: $250,000

Provincial LTT: $2225

_________________________________

Purchase Price: $350,000

Provincial LTT: $3725

_________________________________

Purchase Price: $450,000

Provincial LTT: $5475

An eligible first time buyer will have a full rebate on Provincial Land Transfer Tax charges if your purchase price is on or below $227,000.

Now, if you live in the City of Toronto you have most likely heard of the Municipal Land Transfer Tax, which also offers a rebate to first time homebuyers of $3725.  Here’s how the Municipal LTT equates:

Purchase Price: $400,000

Municipal LTT: $3725

_________________________________

Purchase Price: $450,000

Municipal LTT: $4725

_________________________________

Purchase Price: $500,000

Municipal LTT: $5725

We are only scratching the service of Land Transfer Tax and it’s impact on your purchase, so it’s important to take away that this topic is often misunderstood and is one that requires an in-depth conversation with your Realtor, Lender and Solicitor.

You can calculate both the Provincial and Municipal LTT on the Toronto Real Estate Board website

Other notables c/o the Ministry of Revenue (Ontario):

Land Transfer Tax applies to all transfers of land in Ontario.

First-time homebuyers may be eligible for a refund of all or part of the tax. For transfers where:

  • the agreement of purchase and sale was entered into after December 13, 2007, the refund applies to all homes, whether newly constructed or resale.
  • the agreement of purchase and sale was entered into before December 14, 2007, the refund only applies on the purchase of a newly constructed home.

Applications for a refund must be made within 18 monthsafter the date of the transfer.

Who qualifies?

To claim a refund, you:

  • must be at least 18 years of age;
  • must occupy the home as your principal residence within 9 months of the date of transfer; and
  • cannot have ever owned a home, or an interest in a home, anywhere in the world.

In addition:

  • your spouse cannot have owned a home, or an interest in a home, anywhere in the world while being your spouse; and
  • in the case of a newly constructed home, where the agreement of purchase and sale was entered into before December 14, 2007, you must be entitled to a Tarion New Home Warranty.

Real Estate Term of the Week

Term of the Week – Buyer’s Agent

A Buyer’s Agent is a Licensed Realtor who is representing the Buyer in a real estate transaction.

Typical duties of a Buyer Agent can include:

  • Provide ethical care to your Buyer
  • Qualify the Buyer’s needs and wants
  • Educate the Buyer on the current market place, real estate trends, neighbourhood sales cycles and the purchasing process
  • Introduce the Buyer to related industry professionals (i.e. Mortgage Agents, Lawyers, Movers, etc.)
  • Monitoring MLS for property matches and communicate listing to Buyer
  • Coordinate schedules between Buyer and Listing Brokerage and book showings for prospective homes
  • Accompany Buyer to all showings (typically the Buyer Agent will drive the Buyer from one property to the next)
  • Investigate sales history and trends of a prospective neighbourhood and home
  • Compile offer details and educate Buyer on Agreement of Purchase and Sale
  • Negotiate offers with Buyer and Listing Agent
  • Accompany Buyer on Home Inspections
  • Liaise with the Buyer’s Solicitor
  • Manage deal administration paperwork (picking up deposit cheques, completing waivers, etc.)

A Buyer’s Agent typically receives payment from the Listing Brokerage, as per the Listing Agreement signed with the Seller.  The Seller, in standard practice, is charged a 5% commission with 2.5% dedicated to pay the Buyer’s Agent. These percentages can fluctuate.

In some cases a Seller will choose to sell their home on their own and are not offering a commission to a Buyer Agent.  In this case, the Buyer Agent needs to negotiate payment from their Buyer.  This is not common in Ontario residential real estate, however, a Buyer should always discuss this scenario with their Agent when establishing the agency relationship.

Tell us about Visual Home Studios

I started Visual Home Studios after an observation I made when my husband and I started looking to buy a new home. I would look at the pictures of the houses on MLS and I found that if I didn’t like the pictures I would jump to the next listing.  Not even looking at the other information listed.

They say a picture says a thousand words.  When listing your home, this is more than true.  A picture is worth thousands of dollars!

What lead you to be an entrepreneur

I am always trying to figure out how I can fix other people’s problems!  I’m also idea prone.  Which I believe is the curse of every entrepreneur :)

Why did you choose to specialize in Real Estate Photography?

Before I started real estate photography I was photographing families & kids.   I just sort of stumbled on the idea of shooting real estate.   I wasn’t really enjoying my work and thought I would try something different.  I had no Idea I would love it so much!  I love the fact that I’m making a difference. When photographing people I never really felt I was doing anyone a big favor.  This job gives me a big opportunity to do this.  I love helping others and problem solving.  Running Visual Home Studios I get to do both!

How does professional photography impact a Seller?

Most people nowadays are online doing their own searching before they contact a realtor.  80% of surveyed buyers say that property photographs are the most important factor in picking what properties to pursue. I’m not the only one looking through houses and making choices by pictures alone!  If your house doesn’t show pictures that interest potential buyers, you’re losing  them before you can get them in the door. First impressions are so important!

One more great reason to have  professional  pictures of your home. “At the closing table, listings with nicer pictures gain anywhere between $934 to $116,076 more as measured by the difference between asking and final price, over listings using photos from a point-and-shoot camera.”

Do you have any tips of what a Seller could do to prepare their home before you arrive?

I would say de-cutter!!!  This can’t be said enough. You’re going to be moving anyways.  Get as much done as you can now, it will make the next step so much easier.  I like to tell people to clean their house twice as clean as they would if they were doing a showing.  Nothing hides from the camera!  If you don’t have a knack for style I would strongly advise getting someone in that does. As much as we hate to admit it,  our decorating can and will sell your home!

Who typically pays for your services?  

Typically your realtor will pay for this service.  Finding one who does, will be your best decision in this whole process.  It costs you nothing, and it could make you more!

Term of the Week - Listing Agreement

Need to know what a Listing Agreement is? Take a read through and let us know if you have any questions or comments.

A Listing Agreement is a contract between the Listing Brokerage and the Seller of real property. The Listing Agreement grants permission for the Listing Brokerage to exclusively act on the Seller’s behalf when they offer the home for sale or for lease on the open market.

A Seller can choose to either enter into a Multiple Listing Agreement (MLS) or an Exclusive Agreement.  The MLS agreement allows the Listing Brokerage to advertise the real property on www.realtor.ca.

The Listing Agreement confirms:

  • Duration of the contract
  • Listing price of the real property
  • Commission to be paid to Listing Brokerage
  • Authority to offer commission to a Co-operating Brokerage
  • Holdover period

The Listing Agreement also contains a number of clauses that further outline the relationship and expectations between the Listing Brokerage and the Seller.

Lance Stoute

Lance has always been an entrepreneur. It’s in his blood. Today, at the helm of his company, Property Edge Real Estate Services Inc., Brokerage, Lance has made a reality of what he has strived for his entire career and he couldn’t be more passionate about it. But getting here took time and effort. It is a story that is built on hard work, perseverance and dedication.

After spending several years assisting in the management of a well-known restaurant chain in Barrie, Lance realized something was missing. He quickly discovered that in order to achieve career satisfaction he needed to take the leap. He needed to create something of his own. The lease was signed, the inventory was bought and Pressure 2 Perform was born. An aftermarket automotive parts business was a perfect match for Lance. He already had a keen interest in the field and was utterly devoted to his first company. Located in Barrie, Ontario Pressure 2 Perform quickly became a place for gear heads to get together, talk shop, compare rides and get up to speed on the latest in automotive technology. Lance has always been a big thinker and soon enough his start-up business grew into more than just auto parts. Within four years Pressure 2 Perform was equipped with a hydraulic lift, paint booth and vinyl cutter to diversify the business and multiply the streams of revenue. Lance has always looked back fondly on this experience as the best education and career growth he could have invested in.

Following business ownership Lance wanted to become a part of the corporate world to enhance, augment and round out his skill set and depth of knowledge. In short order, Lance was hired by a telecommunications giant and was put in charge of a high profile location in Newmarket, Ontario. Managing a team of 10 and overseeing the operations of a million dollar store proved to be yet another challenge Lance was up for. He achieved success in this role as well; he consistently exceeded his sales targets, was responsible for training new management and assisted in the launch of two additional business units.

But still, there was a void. Lance wanted a career that would give him balance. One that would allow him to be the entrepreneur he knew he was and the structure to drive him to a new level of success. Along came real estate. A booming market, real estate had the potential to feed a career-minded individual coupled with the possibility that anything could happen. Lance was hooked. He dove into his education and training with gusto, and within just three years as a sales representative, Lance achieved Broker of Record status.

Today, Lance is the Broker of Record and founder of Property Edge Real Estate Services Inc., a boutique real estate brokerage that is the whiteboard for his future. From residential real estate to commercial investments Lance has spent many years developing his ever-growing client base and mastering his craft with the desire to secure a brand that is recognized, respected and sought after in the industry.

Stephanie Stoute

It seems all along, Stephanie was being groomed to join the world of business ownership. Her professional background, rich with the skills and responsibilities required to be a successful proprietor, have helped to make the path to Property Edge Real Estate Services Inc., Brokerage a smooth one, and she couldn’t be happier.

Though her career arc, in retrospect, appears tailor-made for real estate and business ownership, Stephanie had no idea where it would lead when she took her first steps in the corporate world following her graduation from Georgian College in Barrie. She started her career as a consultant with a respected boutique recruitment agency. She was young, enthusiastic and completely oblivious to the magnitude of the opportunity in front of her. It didn’t take long however, for Stephanie to realize the potential within her grasp and she went after it. The first three years were a whirlwind. Accepting the responsibility of helping an individual in such an incredibly impactful way was the primary factor in her growth and development. It was the crucial accountability that most challenged her. As time went on and she gained consistent success, Stephanie soon found she craved more. Like most business-minded professionals Stephanie needed something new to keep her engaged, further challenges to meet, fresh fuel for the fire. She enrolled in extracurricular classes and wholeheartedly tackled any internal training she could be a part of. Stephanie was bursting with knowledge, skills and creativity, gleaned from her own experiences, and it was at this point that she knew she was ready for the next step. She took on extra responsibility within the firm and began to mentor and coach new employees. Stephanie was promoted to senior consultant ranking and was given the task of supervising her own team.  Having her own team of consultants had just as many rewards as challenges, both of which attributed significantly to Stephanie’s growth and professional development. Soon after she took another step forward and became a part of the bigger picture.  Now, she was not only a supervisor and senior consultant, she was working with management, assisting with the development of training, policy and production for the entire company.

Little did she know she was being primed for her most important role of all, co-founder of Property Edge Real Estate Services Inc.  Her role at Property Edge started small; drafting letters here, marketing designs there, but for this business to really thrive it would take more commitment. The choice was clear. Stephanie joined the ranks full-time, and today is a driving force in building brand awareness and promoting what she believes is a company that is well on its way to becoming one of the top boutique brokerage firms in Ontario. With the endless possibilities and her growth initiatives in full swing, she eagerly awaits to see, and ultimately experience, what the future has to offer.
